Why I Stopped Chasing Cashflow (And What I Chase Instead)
After 30+ doors, here's what I actually optimize for — and why most beginners are solving the wrong problem.

For my first three properties, I obsessed over monthly cashflow. $200/door, $400/door, $700/door. I used those numbers like trophies. I'd quote them on podcasts.
Then I ran into a problem nobody warns you about: cashflow is a small number that fluctuates. A single furnace replacement can erase a year of it. A bad tenant can erase two.
So I stopped optimizing for it. Here's what I optimize for now.
Equity capture, not cashflow
The biggest dollar I make on any deal isn't from rent. It's from the gap between what I paid + invested and what the property is worth after stabilization.
A $40,000 equity capture on a single deal is worth more than ten years of $300/mo cashflow — and I get it on day 90, not day 3,650.
Refinanceable equity, specifically
Equity that's stuck in a property you can't refinance is just a number on a spreadsheet. The deals I love most are the ones where I can pull 80% of the captured equity back out via refinance, and redeploy it into the next deal.
That's the engine. Cashflow pays the carry; refinances grow the portfolio.
Time-to-stabilization
A duplex that takes 6 months to renovate, lease up, and refinance beats a fourplex that takes 18. The faster I can stabilize a deal, the faster I can move the same dollar to the next one.
When I'm comparing two properties, I now ask: how many days from close to refinance? Lower is better — even if the cashflow is slightly worse.
What I tell new investors
If you're buying your first 1-3 doors, prioritize equity capture and a clean refinance path over cashflow. Cashflow shows up later, automatically, as the rents grow and the mortgage burns down.
The investors I see plateau at 2-3 properties are the ones who optimized for monthly numbers. The ones who scale optimize for velocity of capital.
